We aim to increase profits by keeping our vacancy rate low because each vacant unit equals lost rent.

Our Services:

  • Rent collection and *enforcement
  • Supervision of lease agreement violations, and proper enforcement
  • Property Inspections: Move-in, Move-out, and upon owner request
  • Prompt response to owner concerns
  • Evaluate tenant concerns and complaints
  • *Maintenance services available for emergencies, or upon request, without obligation
  • Security Deposit Reconciliation
  • Monthly owner statements
  • *Pay recurring bills as necessary
  • *Direct Deposit funds to owner upon request


For vacant units/houses:

  • Evaluate property with free initial inspection
  • Evaluate rental value based on comparison with comparable assets and current market conditions
  • Promote property both locally, and with internet marketing on various sites
  • Thoroughly screen and interview prospective tenants for employment, credit, rental history, and criminal history
  • Personally review Lease Agreement with tenant so they understand their obligations


Our fees:

Single Family Homes:
Rental Value of $1,000.00 or less:                       Mgt. = $50.00 per month, Leasing fee = $300.00/contract
Rental Value of over $1,000.00:                           Mgt. = $75.00 per month, Leasing fee = $500.00/contract

 

Multiple Unit Properties:
2-4 units:                       Mgt. = 5% of gross monthly rent, Leasing fee = $250.00/contract
5-20 units:                     Mgt. = 4% of gross monthly rent, Leasing fee = $250.00/contract
21-50 units:                   Mgt. = 3% of gross monthly rent, Leasing fee = $200.00/contract
51-100 units:                 Mgt. = 2% of gross monthly rent, Leasing fee = $200.00/contract
100+ units:                    Mgt. = 1% of gross monthly rent, Leasing fee = $200.00/contract

 

*Additional charges:
Rent collection enforcement: Eviction w/Sheriff Lock-out = $600.00 - $650.00
Maintenance work is billed at $50.00 per hour + supplies
Bill payment is optional, at $10.00 per bill paid + increased reserve balance
Direct Deposit is an optional service billed at $10.00 per month
